The $50,000 Mistake You Can't Afford to Make

If you are thinking of selling in 2026, you have probably already Googled "What is my home worth?" and clicked on an instant estimator.

I recently visited a client near McLaughlin & Williams Parkway. They were panicking because an online portal valued their detached backsplit at $950k. When I walked through the door, I saw what the algorithm missed:

Why Algorithms Fail in Brampton

Online tools use "Averages." They look at sold prices in your postal code and divide by square footage.

  • Street Position: Are you on a quiet court or a busy corner?

  • Layout Flow: Does the home feel open and modern, or chopped up and dated?
