  • Location: Centered around Bovaird & Ashby Field, extending north to Sandalwood.

  • The Vibe: This is "New Urbanism." The streets are tighter, the driveways are shorter, but the convenience is unbeatable.

  • Who Buys Here: Commuters. I recently sold a townhouse here to a couple working in Union Station. They traded backyard space for a 45-minute direct train ride to downtown Toronto.

2. Northwest Brampton: The "Estate District"

  • Location: West of Mississauga Road and North of Wanless Drive.

  • The Vibe: This is where you go for size. You will find 50-foot and 60-foot wide lots, often backing onto ravines or the Credit Valley Conservation lands.

  • The Trade-Off: You are further from the GO Train. You need two cars to live here comfortably.

  • Who Buys Here: Move-up buyers. These are families leaving their semi-detached homes in L6R or L6S to buy their "Forever Home" with a 3-car garage.
